The Speculative (Spec) Suite - Includes design, permit, and construction of a new 1,935 sq. ft. office and restrooms within an industrial warehouse envelope requires transitioning from "Type S" (Storage/Industrial) occupancy requirements to "Type B" (Business).

  • In this comprehensive industrial overhaul, we transformed a massive 260,000 SF warehouse into a flexible, multi-tenant asset. This project required a sophisticated blend of structural engineering, electrical upgrades, and occupancy-specific design to prepare the space for high-value tenants.

  • Strategic Spec Suite & Occupancy Transition

  • We managed the complex transition from Type S (Storage) to Type B (Business) occupancy for a new 1,935 SF Speculative Office Suite.

  • Code-Compliant Restrooms: Installed new ADA-compliant restrooms engineered to handle the calculated fixture counts for modern office occupancy.

  • Independent Climate Control: Integrated dedicated HVAC systems (RTUs/Split Systems) to ensure the office environment remains independent of the warehouse floor conditions.

  • 2. Robust Power Infrastructure (600-Amp Upgrade)

  • To future-proof the facility, we executed a significant electrical gear upgrade, providing a 600-amp service to the space.

  • Power Density: Designed to exceed standard office needs, this upgrade provides over 70 watts per square foot, accommodating future high-demand requirements such as EV charging stations or heavy industrial equipment.

  • Smart Distribution: Installed a new Main Distribution Frame (MDF) and sub-panels to cleanly isolate office loads from industrial operations.

  • The "Spine" of the Project: 360-Foot Demising Wall

  • The key to the building’s new multi-tenant strategy is the construction of a massive 360-foot separation wall.

  • Fire & Safety: Engineered to meet IBC 1-hour/2-hour fire-resistance ratings, ensuring total safety between adjacent tenant spaces.

  • Deck-to-Deck Structural Integrity: Constructed for maximum lateral stability, the wall spans from the slab to the underside of the roof deck for total isolation.

  • Acoustic Isolation: Outfitted with high-performance sound attenuation batts to maintain a professional office environment, even in a heavy industrial setting.
